House Clearance & Probates

We can take the stress out of clearing your property and our expert eyes will make sure all items suitable for auction are found and sold for you on a commission basis.

Whether you just want some advice, want only the auction suitable items picked up, or want an entire clearance done. We can help you.

We are experienced clearers with a firm finger on the pulse as to what is and isn’t saleable. From lifting out a clean piece of furniture to ferreting through barns, buildings and cupboards. We won’t miss anything that could be turned into cash in your coffers. We do not buy, all lots remain your possessions and you can trust us to try to get the best sale price possible for you.

We will come out to appraise local properties. Further afield may be done initially by images via email or Whatsapp.

Lots of house clearers will quote to clear and they keep the contents of the property. That is not how we operate. All items remain your property. The saleroom charges 18% commission with no VAT on the auction hammer price of lots. (min.£2 per lot for vendors) Electrical items have to be tested here for safety and testing is charged at £3 per plug.

Our team & how we operate.

The auctioneer & team know exactly what is auction suitable. Our team consists of experienced picker/packers and professional removers. We will not miss items that may return you money at auction or buy now, and are always on the look out for items that may be of sentimental value, jewellery, medals documents etc that you may wish to have back.
Picker/Packers the saleroom has its own experienced pickers. A picker will go into the property in advance of removals and sort through items where there are for example barns or cupboards still full and in need of sorting.

The removals are completed either by Tavistock Removals, who are resident at the saleroom or by one of our other experienced man & vans, depending on who is best suited to your needs.
They will quote and bill you/the estate direct for their services.
Please remember that this also includes unloading at the saleroom end, so it is the time they spend handling your goods not just the time loading at your property.

We also sort the recycling/waste either onsite or once back at the saleroom, to reduce landfill, via local charities, food banks and our extensive recycling program and our Buy Now facility. Reduced waste means a reduced bill for our clients. We are licensed trade waste carriers and brokers, so you can have confidence that all waste will be sorted and dealt with correctly and considerately for our clients and doing that little bit for the planet too. Even disability aids are returned to the NHS where applicable or offered to the community for free/charity donation, from our premises. We have sent a lot of items to Ukraine via the towns charity hosted in one of our family supllied premises. Again for transparency the saleroom does not make any money on labour or waste. This is why the estates are billed direct to keep those expenses as low as possible.
Please ask for the current waste recycling centre charges, as prices do alter occasionally. This is an A4 sheet that can be emailed to you (you may need to sit down first as waste disposal is expensive!) We can advise you how to reduce the waste if you wish to deal with this yourselves. Council doorstep collection of the more expensive items is recommended. Ask us for advice.

Some clients wish to be at a property and often are even happy to pitch in and assist. Some prefer to just have the auction lots  removed , so they can then see the wood for the trees and some find it all too emotional and pass us the keys, so we can deal with all of it and leave the property ready for handover to a new owner/agent.

We will surface wipe/sweep through to finish or we offer a full cleaning service if required (sub-contracted and paid direct), returning keys to estate agents, solicitors or guardians of the estate. We take photographic evidence of before and after.

Once all your goods are sold, the buyers have paid and cleared funds are in our clients’ account then payment and invoices will be forwarded. This may be over a couple of sales, so some delay is to be expected. We concentrate o the buyers first to get the funds in and report back to vendors afterwards, although you may watch your lots selling online via our auction platform within our own website.
Labour and waste must be paid direct as per the sub-contractors own terms and conditions. The saleroom makes no money on labour or waste and cannot be deducted from auction proceeds (unless it is an in-house picker)

If you wish to complete the labour and waste yourselves, then I can give you lots of advice on how best to do this and indicate which items are suitable for you to bring to the auction house yourselves by appointment.

I hope this information helps.
